Cleaning in Dublin

The clean a property is measured against at handover — worked to the standard an inventory check is carried out to, not the standard of a weekly tidy.

What it is

The clean that gets the deposit back

End of tenancy cleaning is not judged on how a property looks at a glance. It is judged against a check-in report, usually with photographs, and against the line that appears in almost every Irish lease: the property must be returned in the same condition it was let in, fair wear and tear excepted.

That is a specific standard, and a higher one than most people expect. The inside of the oven, the seals of the fridge, the runners under the sliding doors, the inside of every cupboard and wardrobe, limescale on the shower screen and mould in the bathroom sealant — that is where deposit disputes actually start, and it is exactly what a rushed clean skips. We work to that list rather than to a general impression of tidiness: wet rooms and kitchen first, floors last, so nothing already finished gets walked back through.

The same job is booked from every side of a letting — by tenants at the end of a lease, by landlords and agents turning a property around between viewings, and by people moving in who would rather not inherit the last tenant’s cleaning. Move in and move out cleaning is this same work under a different name. If the property has just come out of building work it is a different job — see after builders cleaning. If nothing is changing hands and it simply needs a full reset, see deep cleaning.

What is included

Everything an inventory
check looks at

01

Oven, Hob & Extractor

Full degrease inside and out — racks, trays, door glass, the interior and the extractor filter. The single most common reason a deposit is challenged.

02

Inside Every Cupboard

Kitchen units, wardrobes and drawers cleared of crumbs and dust and wiped out inside, not only along the fronts.

03

Appliances In and Out

Fridge and freezer defrosted and sanitised including the seals, washing machine drawer and door rubber, dishwasher filter cleaned.

04

Bathrooms Descaled

Limescale off screens, taps, tiles and shower heads, silicone seals treated for mould. Anything that has spread across walls or ceilings is treated at the surface — if water is still getting in, the cause needs a builder.

05

Windows, Frames & Tracks

Interior glass, mirrors, window frames, sills and the runners underneath sliding doors and windows — the places a check-out inspection runs a finger along. More on that work under window cleaning.

06

Skirtings, Doors & Floors

Dust off skirting boards, door tops, radiators, switches and sockets, hard floors mopped and carpets vacuumed last. Stains in carpets and mattresses are separate work — see upholstery cleaning.

Any of it can be taken on its own or combined with another service in the same visit — the sofa and mattresses, a deep clean of the property you are moving into, a clean after building work — as one job and one figure rather than two bookings.

There is no price list on this site and no fixed package: the figure is always worked out for the property in front of us, because a studio handed back in good order and a three-bed that has been shared by five people for two years are not the same day’s work.

The proof

Before the keys
go back

Same camera position, same light, nothing retouched. Both of these were end of tenancy jobs — a kitchen wall and a living room, the two places a check-out inspection lingers on.

Questions

Asked most often

Does this guarantee I get my deposit back?

No cleaning company can honestly promise that, and you should be wary of one that does. A deposit can be withheld for damage, unpaid rent or missing items, none of which cleaning affects. What we can do is make sure cleaning is not the reason it is held.

When should the clean happen?

After the property is emptied and before the final inspection. If the two fall on the same day, tell us and we will work to the earlier time. Where the landlord furnishes the property, we work around whatever stays.

What if the agent says something was missed?

Tell us and we come back and put it right. You also get photographs of the finished rooms whether you ask for them or not, which settles most of these conversations before they start.

Are carpets and mattresses included?

Vacuuming is included. Deep cleaning or stain removal on carpets, rugs and mattresses is separate work — see upholstery and mattress cleaning — and can be added to the same visit.

Do I need to be there?

No. Plenty of tenants have already left Dublin by the time the clean happens and arrange access through the agent or a neighbour. Leave a key and the photographs come to you when it is done.

How much notice do you need?

A few days is comfortable and we can often do sooner. End of month is the busiest period in Dublin for this work, so if your lease ends on the 30th or 31st, book early. We work seven days a week, evenings included.
