What it is

The pane is the easy part

A wiped pane above a dusty frame and a gritty track still reads as a dirty window. So the job is the whole opening rather than the glass alone: both faces of the pane where they can be reached, the frame and the beading around it, the sill inside and out, the hinges, and the channel underneath sliding doors where grit collects and eventually stops them running.

Streaks are a method problem rather than a product one. Glass is worked wet, then pulled dry with a squeegee in overlapping passes from the top down, so no part of it dries on its own — that is what leaves the smears you only see later. The last check is made at an angle in daylight, because glass that looks perfect straight on will show every missed edge from the side of the room.

Inside, we do every pane in the property. Outside, we work at ground level — patio doors, ground-floor windows, a conservatory reached safely from the ground. Above that we do not go: upper floors need ladders, a water-fed pole or proper access equipment, and that is a specialist trade rather than ours. Interior glass is already part of a deep clean and of an end of tenancy clean; this page is for when the glass is the job.

What is included

Glass is the surface
that hides nothing

01

Interior Glass, Every Pane

Windows, patio and balcony doors, internal glazing and glass in doors, washed and pulled dry to a streak-free finish rather than wiped over.

02

Frames, Beading & Sills

The white plastic and painted timber around the glass, the rubber seals, the hinges, and the sill inside and out where it can be reached.

03

Tracks & Runners

The channel under sliding doors and windows, vacuumed out and washed. It is the first place an inspection looks and the last place a quick clean goes.

04

Mirrors, Screens & Partitions

Bathroom mirrors, shower screens, glass splashbacks, wardrobe doors and office partitions — the same finish as the windows, on the glass people stand closest to.

05

Conservatories & Roof Lights

Sunrooms, garden rooms and roof windows, cleaned from the inside. A room made of glass is the one where a missed pane shows from every seat in it.

06

Exterior Glass at Ground Level

Outside faces that can be reached safely standing on the ground. Anything higher needs access equipment and a specialist — we will tell you which one you have.

Windows can be taken on their own or folded into another visit — a deep clean, a handover between tenants, the clean after building work where the glass carries paint specks and stickers — as one job and one figure rather than two bookings.

There is no price list on this site and no charge per window: the figure is worked out for the property, because a wall of sealed panes and a row of Georgian sashes with twelve small panes each are not the same afternoon.

The proof

Clean glass does not
photograph well

That is the honest problem with this one: a window that has been done properly looks, in a photograph, like a window — the one stage that photographs at all is the middle of the job. The difference is in the room — in the light that comes through it and in the edges that show when you stand to the side. What we can show is the standard on the rooms where it does photograph: same position, before and after, nothing retouched.

Questions

Asked before booking

Do you clean the outside of the windows?

At ground level, yes — patio doors, ground-floor windows and anything else reachable safely from the ground. Above the ground floor, no: that needs ladders, a water-fed pole or access equipment, and someone who works at height for a living. Tell us the property and you will know which of the two it is before you book rather than after.

Will the glass dry without streaks?

That is the whole job. Glass is worked wet and pulled dry with a squeegee top down, so nothing is left to dry by itself, and the last pass is checked at an angle in daylight. If a pane still shows something afterwards, tell us and we come back to it.

Do you charge per window?

No. The quote is for the property. Two flats with the same number of windows can be very different work: a wall of sealed panes takes minutes, and a sash with twelve small panes, a painted frame and a stiff track takes most of an hour on its own.

Do I need to take down blinds, nets or curtains?

Only if you would rather do it yourself. Nets and blinds that lift off easily we take down and put back; where they are fixed or fragile we work around them and say so instead of forcing anything. Clearing plants and photographs off the sills helps more than anything else you could do beforehand.

What about hard water marks, paint specks and scratches?

Paint specks, plaster splashes and sticker residue after building work come off — that is dirt sitting on the glass, and it is routine on an after builders clean. Long-standing limescale etching and scratches are damage in the surface itself: they will not clean out, and we will tell you that rather than charge for trying.

How often is it worth having them done?

Twice a year suits most homes in Dublin, and a coastal property closer to three or four — salt in the air films the glass far faster than dust does. Rented properties are usually done at handover instead, as part of the clean between tenants.
