Empty room part way through a clean: mop, bucket and suds drying on the glass doors

Our Standards

What clean
means here

Every cleaning company says it is thorough. This page says what that actually involves — the order the work is done in, what we use, and where we stop.

The standard

Clean is a checklist, not an impression

A room can look clean and fail an inspection. It happens constantly at the end of a tenancy: the floors are done, the surfaces are wiped, and the deposit is still held back over the inside of an oven, the seal of a fridge, the limescale on a shower screen or mould in the bathroom sealant.

So we do not work to an impression. Every property is worked through against the same list, in the same order, and the list does not get shorter because the property looks tidy when we arrive. What changes between jobs is how long each item takes, not whether it is done.

That is also why there is no price list on this site. A fixed package price only works if the amount of work is fixed, and it never is — so the quote is worked out for the property in front of us. The reasoning is set out in full on the services page.

The method

Six things that never change

01

Top to bottom, every time

Ceilings, light fittings and the tops of doors and wardrobes first; floors last. Cleaned in any other order, dust from above lands on a surface that is already done.

02

Wet rooms before dry rooms

Kitchens and bathrooms are the slowest rooms and the ones that need products left to work. They start first so nothing has to be rushed at the end of the day.

03

Inside, not just the fronts

Inside the oven, inside the fridge, inside cupboards and wardrobes, inside the washing machine drawer. The fronts are what a photograph shows; the insides are what an inspection opens.

04

The right product for the surface

Degreaser, descaler, sanitiser and mould treatment are different chemistries and are not interchangeable. Stone, brushed metal, matt lacquer and new grout each get what they can take, and nothing more aggressive.

05

Time is quoted, not squeezed

If a job turns out bigger than the photographs suggested, we say so before we start rather than cutting the last two rooms short to finish on time.

06

Checked before we leave

A walk-through with you at the end, or photographs of every room if you are not there. Anything you are not happy with is put right on the spot.

What we bring

Everything the job needs

Nothing has to be provided at the property and nothing has to be bought in advance. We arrive with professional products, vacuums, steam where it helps, and the specialist equipment for ovens, limescale and mould. On an after builders clean that includes filtered vacuuming, which is the only thing that actually removes fine plaster dust rather than moving it around.

Cloths are colour-separated between kitchens, bathrooms and general surfaces, and they are changed between properties rather than rinsed and reused. It is a small thing that costs us time and is invisible in a finished room, which is precisely why it is worth saying out loud.

If you would rather we used something of your own — a particular product for a stone worktop, a delicate floor or an allergy in the household — leave it out for us and tell us on the day. We will use it and say so if we think it will not do the job.

Where we stop

The jobs we turn down

Some work needs equipment or certification that a cleaning team does not have. We would rather say so up front than take a booking and disappoint on the day. We do not take on:

  • Exterior window cleaning above ground floor level — that is access equipment and a different trade
  • Cleaning after a fire or a flood, where the damage needs a restoration contractor
  • Biohazard, clinical or forensic cleaning of any kind
  • Pest control, chimney sweeping, drain clearing and duct cleaning
  • Structural damp treatment — we remove mould and treat the surface, but if water is getting in, the cause needs a builder

If a job turns out to need one of those, we will say so and, where we can, point you towards someone who does it properly. There is nothing to be gained from taking money for work we cannot finish.
